Troy Michigan Real Estate Market Gets a Boost with Tax Credit Extension

Real estate aficionados who follow the upswings and dips in the Troy Michigan real estate market were worried that the end of the first-time homebuyer’s credit would mean an end to housing sales. Sales were up, prices were down and the market seemed to be stabilizing – thanks, in large part, to the tax credit.  The tax credit motivated potential homebuyers to become actual homebuyers, which kept home sales stable.

Fortunately, those worries were groundless.  President Obama signed a five-month extension on the first-time buyer tax credit November 6th. The Worker, Homeownership and Business Assistance Act of 2009 covers quite a few new bits of housing legislation:

  • Extends the first-time tax credit until April 30, 2010
  • Expands to include those homebuyers that haven’t owned a home in three or more years
  • Allows first-time buyers that are overseas military personnel to take advantage of the credit until May 2011
  • Requires documented proof that the buyer actually bought a home
  • Changes the credit amount from $8,000 to “$8,000 or 10% of the home’s value”, whichever is less
  • Sets the qualification guidelines at $125,000 a year or less for individuals and $225,000 or less for couples (credit amount becomes a scaled decrease above these income levels)
  • Requires a minimum age of 18 for those applying for the tax credit
  • Adds $6,500 tax credit for those that have lived in a home for at least five years, but want to buy a larger house

I think a lot of people want to own a home, and the extension of the tax credit can only help. As a result of the extension, buyers may take a little longer, peruse the Troy Michigan real estate market and make sure they’ll enjoy the home they buy. While I don’t see a long line of buyers standing in line, I do see the potential for long-term market stabilization.

Troy Michigan Real Estate for Sale: Are You a Competitive Seller?

Do you have a competitive nature? Do you always have to have the last say? Do you always feel you have to win? If you have Troy Michigan real estate for sale, you may have “competed” yourself right out of a buyer. Please, read on to find out how NOT to make this mistake.

Who Calls the Shots?
You’ve probably heard “it’s a buyer’s market” many, many times already. With the number of people who have Troy Michigan real estate for sale, this is something you can’t afford to ignore. This is especially true considering that the longer your house sits on the market the more it depreciates.

A competitive nature is all well and good, but, when dealing with potential buyers, you have to rein it in. Winning, in this case, is not getting the last word, but selling your home. As you enter into negotiations, keep in mind that the end goal is to sell.

Buyers know they have the market. While this doesn’t necessarily mean they’ll try to walk all over you, it does mean that they may try to negotiate:

  • On price
  • On closing date
  • On inspection period
  • On closing costs  
  • On anything

Now, just because they’re trying to negotiate doesn’t mean they aren’t qualified buyers. You may have a very qualified potential buyer trying to negotiate with you.

Warning: at this point, your competitive nature may try to rise up and crush the negotiating potential buyer. Restrain yourself – strenuously if you have to.

While dealing with offers, counter offers and counter-counter offers, ask yourself if you’re being competitive, silly or surprisingly realistic. Are you turning down their offer because it isn’t an exact fit for you? Do you have a legitimate reason for the counter offer, or are you trying to “one-up?” Will a requested change really make that much difference to you?

Although I’m not suggesting that you take the first offer that comes along without looking at it, or that you take an offer that is less than you can afford to take, I am suggesting that you remember there are plenty of people with Troy Michigan real estate for sale. As you look at the offers, keep this in mind. Shut down that competitive nature and remember that the only way you really win is when you sign the papers and hand over the keys.

Owning Troy Michigan Real Estate – Has the American Dream Died?

Some people who are supposedly “in the know” believe the American dream of owning a home has died.  They spout “facts” that say home ownership – not just for Troy Michigan real estate, but also across the nation – is no longer on the minds of the majority of Americans.

Additionally, according to some of these individuals, suburban sprawl is the reason for:

  • the housing bubble burst,
  • the breakdown of social mores,
  • global warming (due to commutes, of course)
  • and more.

It’s amazing that the nation’s suburbs can cause so many problems, isn’t it?

Is the American dream of home ownership really dead? The number of people buying Troy Michigan real estate homes versus renting them points to a definitive… maybe. However, in newspapers and on the Internet, we’re seeing tons of “if you can’t sell your home, rent it out” information. We’re seeing potential homebuyers being told that renting may be the best option. Why?

3 Ways to Improve the Indoor Air Quality of Your Troy Michigan Real Estate

When people think of environmental concerns, very seldom do they think of their home environment. Mold spores, carcinogens, allergens and more can fill up your Troy Michigan real estate and create a bad environment. Here are a few ways to make sure your indoor air quality is as good as it can be:

  • Check for mold. Mold has a distinctive odor; somehow, it manages to smell both wet and dry, as well as musty. It can grow around windows, in the bathroom and in your air ducts. For windows, bathrooms and small areas within your home, you can clean the mold yourself wearing protective gear and using the right mold cleanup methods
  • Check the ductwork. Mold, dust, insect parts and other small to microscopic pollutants settle in ductwork and then, when the air is turned on, flow out into the various units. I recommend leaving this job to professionals with the proper equipment.  Research green janitorial services in your area that specialize in environmentally safe cleaning practices and provide good indoor air quality through the practices.
  • Check your carpet. Carpets can be a big cause of bad indoor air quality. Some carpets contain a high level of VOCs (volatile organic compounds), which are emitted into the air as gases. Exposure to VOCs can cause nose and throat irritation, headaches, nausea, fatigue, dizziness and skin rashes. Troy Michigan Real Estate: How to Pick Perfect Pumpkins

It’s getting close to Halloween, and families across the nation are slowly but surely decorating their homes.  The spirit of the season is in the air, the leaves are changing colors, and pumpkins are going up for sale.  It’s time to prepare your Troy Michigan real estate for the season and carve!

Picking Tips

  • Make sure your pumpkin has a stem; it won’t last very long if it doesn’t.
  • The pumpkin needs to have a flat bottom so it won’t roll.
  • No holes or soft spots, because they’ll rot.
  • Choose a light-colored pumpkin for easier carving, or a dark colored pumpkin for a longer lasting decoration.

Pattern Tips
On the steps of Troy Michigan real estate homes everywhere, pumpkin faces sprout fangs and witches ride their brooms.  Maybe you want your carvings to stand out, though.  Here are a few things to look at when choosing a pattern:

  • Keep in mind who’ll be doing the carving.  Smaller children generally have a harder time with detailed carvings.

  • If your design is elaborate, draw it out on paper first.  You can’t erase a cut.

  • Use petroleum jelly on the cuts after you’re done so the pumpkin will last longer.

Left-overs
Once you’re done carving, you’ll have a lot of left over pumpkin.  Instead of throwing it in the trash, try roasting the pumpkin seeds for a great snack, or try using the flesh for a delicious pumpkin pie.

5 Myths Debunked About Troy Michigan Real Estate Agents

Every industry has a few myths. Look at science – according to myth, if you’re a scientist, you’re also a lone wolf and a geek. Now, I’ve known one or two scientists, and they were anything but. Troy Michigan real estate agents carry around a few myths of their own, passed around from homeowner to homeowner since the dawn of time.

Myth #1: Every agent drives a brand new, high-end car. Now, I don’t know about other Troy Michigan real estate agents, but I tooled around town for several years in an older-model car. Not very hip, but it got me where I needed to go. While it’s true I now have a newer car, it’s definitely not brand new, and certainly not high-end.

Myth #2: Lenders and inspectors give agents kickbacks. Not unless those lenders, inspectors and agents want to go to jail. You see, in 1974, the Real Estate Settlement Procedures Act was passed. The RESPA says receiving or giving kickbacks is illegal. I don’t know about anybody else, but I’d rather keep my real estate license.

Myth #3: Agents make a lot of money. Those that pass this little myth around have never asked an agent. Remember the car from Myth #1? Once all of our fees are paid, such as MLS fees, overhead, insurance and other marketing expenses, most agents average a salary of around $36,000. For those that don’t know, middle class is somewhere around $75,000 and above.

Myth #4: Agents will say anything to get a sale. Some agents might lie to you, but most won’t. Personal reputation is especially important in the real estate business. An agent with a reputation for lying soon ends up out of work or without a license.   Most agents, like me, are in this business because they love to work with people.

Myth #5: The higher the sale price, the more agents make. Many think that agents would be ecstatic if they sold a house for $10,000 more than expected because of their real estate agents’ commission. If they are, they’re ecstatic for the client, not themselves. While the seller makes around $10,000, the agent makes about $150. With today’s prices, $150 doesn’t go very far and certainly isn’t worth comprising their integrity.

The next time you think about Troy Michigan real estate agents and everything you know about them, consider where you got the information. Is it something that “everybody knows” or something you know from experience?

Horror Stories to Avoid When Buying Troy Michigan Real Estate

Everybody has a horror story of some kind, when talking about Troy Michigan real estate. There are just some things most people don’t think about when searching for property to buy or sell, whether you’re the buyer, the seller or even, yes, the agent.

Exhibit A
Sheryl (name changed to protect the innocent) is exhibit A. Now, she thought she’d bought a nice house at a good price. Everything seemed to be perfect. The one place that Sheryl went wrong was forgetting to do a home inspection on that beautiful piece of Troy Michigan real estate.

After a pleasant day of moving in, she went to take a shower. Turning on the faucet, she noticed the water pressure wasn’t what it should be. Ignoring the indications of worse yet to come, she flipped from faucet to shower. Only a few lonely, sad drips came from the showerhead. To compound the issue, she discovered that the washer didn’t have enough pressure to get her clothes clean, washing dishes was an exercise in futility and if a hose was turned on in the garden the second story toilet wouldn’t flush.

After much ado, many phone calls and two plumbers, Sheryl found that the beautiful tree in the front yard that had sealed the deal had also burst the pipes. She now had to pay to have the tree removed (it couldn’t be saved), as well as the pipe dug up and replaced. In addition, she owed the water company for all the water lost through the break.

The moral: Don’t skimp on the details just because you’re under pressure.

Exhibit B
Bob, a real estate agent (again, name changed), still loves open houses. They’re a big deal for him and he makes plenty of contacts that way. However, even Bob, who has been in the industry for years, forgot to do a last walk through before a certain open house started. Unfortunately, he and the potential buyers found an unpleasant surprise in the upstairs bathroom, deposited thoughtfully by the current owner. In trying to take care of the surprise, he found the toilet was blocked and the bathroom fan didn’t work. Needless to say, the potential buyers didn’t stick around to tour the rest of the house.

The moral: A short walk-through can save a lot of embarrassment.

With any Troy Michigan real estate, there’s always the chance that you’ll miss something. A homebuyer’s checklist or home seller’s checklist is a great way to make sure you don’t. If you do, try to take what comes with a grain of salt, a lot of patience and as much of a smile as you can muster.

Troy Michigan Real Estate: Can’t Afford the Rent on Homes?

Not ready to buy Troy Michigan real estate now?  If you’ve looked at renting a Troy home but think you can’t afford it, you might want to take another look. This is especially true if you have a good credit history. When it comes to finding tenants, landlords have never been more willing to play “Let’s Make a Deal.”

Sitting Pretty
Why would any landlord be willing to make a deal? The reason topping the list is, of course, the economy. With so many people having lost their jobs, finding tenants who can afford the rent on time isn’t easy. Second, many renters are trying to save money by having roommates. Thirdly, because of the marketing slump there are plenty of homeowners renting out their Troy Michigan real estate rather than selling it.  Lastly, because of the first-time buyer tax credit, many potential renters are becoming homeowners instead.

All of these points add up to a high amount of vacancies, which put landlords in a pickle and have renters sitting pretty.

Taking Steps
Many landlords are trying everything they can to keep their rentals occupied to help pay for the maintenance on the buildings. The steps they’ve taken include such things as:

  • Lowering rents
  • Giving a month or two of free rent
  • Lowering deposits
  • Offering upgrades
  • Offering storage and parking at lower rates
  • Relaxing pet policies
  • Allowing more leniency for breaking the Troy Michigan real estate lease

Let’s Make a Deal
So what can you do to take advantage of the renting situation? What points can you base your bargain on?

  • Start with a good credit rating. If you have a history of paying on time, you have a chance at negotiation.
  • Pay attention to the average rent in the area. If the rents on the Troy homes you’re looking at are higher than average, you have a point to negotiate.
  • Look at one-bedroom homes first, if they will work. Many two- and three- bedroom homes are taken by individuals sharing rent and families. There may be a surplus of one-bedroom houses, so you might have a better chance of snagging one of them.

Troy Michigan Real Estate: Selling Your Home? There’s Still Hope!

Many who have put their Troy Michigan real estate up for sale in the past year are still waiting to put that “Sold” sign in the yard.  If this is you, don’t panic! There’s still hope for closing the sale this year.

According to the National Association of REALTORS®, home sales have risen five months in a row. Great news for everyone currently in the real estate market. Why are they rising? A few reasons:

  • Mortgage interest rates are at an all time low.
  • Home prices are dropping to become more affordable.
  • Buyers have a large selection to choose from, which encourages buyers that might otherwise have held out.
  • First time buyers are rushing to buy before the $8,000 tax credit ends, which means closing the deal before November of this year.

Here are a few tips to help you get your Troy Michigan real estate sold before the year is up:

  1. Pricing – The key for most homebuyers seems to be the price. In fact, lower priced homes are selling the fastest. Go over your pricing with your real estate agent. Discuss whether you can afford to drop your home price, and if so, by how much.
  2. Valuation – A major reason for some of the sales falling through is because appraisals were performed by home appraisers outside of the area. Unfortunately, many of them appraised homes lower than the price the buyers and sellers had negotiated. Because of this, Freddie Mac and Fannie Mae push for appraisals to be done by home appraisers in the local area and appraisers who are more experienced with the local area’s housing trends and market. So, when it’s time to have your house evaluated, choose someone in your area, and ask that the buyer does the same.
  3. Competition – Because there is so much competition, it’s always a good idea to take one last look at your home. Take your Troy Michigan real estate agent with you and go over the home with a fine-toothed comb. What can you do to up the value? What can you do to make it more appealing?

Lastly, don’t give up hope! You have a great house to sell and buyers are looking. Do your best, listen to your agent and stay relaxed.
